O2 Planning + Design worked alongside JEMM Properties to amend the land use for a landmark site in the community of Bridgeland-Riverside. The successful amendment will pave the way for a new mixed-use development consisting of retail uses at grade and residential units on upper floors. O2 collaborated with City of Calgary planners to create a Direct Control District for this site, to allow for the development of a transit oriented mixed-use building. Unique to this project is a significant relaxation to parking requirements in order to showcase a progressive and sustainable approach to urban planning.
Throughout the process, O2 worked closely with JEMM Properties, their design team, and the Bridgeland-Riverside Community Association to develop a concept that reflects the importance of the site in a way that is contextually sensitive to surrounding land uses. The land use application was submitted in June 2018. Calgary Planning Commission approved this application on January 24, 2019. City Council unanimously approved the application on March 18, 2019.
